About Netook Crossing

Netook Crossing Business Park is a commercial and light industrial business park ideally situated in Alberta’s heartland between Edmonton and Calgary on the Queen Elizabeth II (QE II) highway.

Build-to-Suit Lots

This commercial and light industrial business park is uniquely ready to meet your business needs. And, we have 18 lots still available for your business needs. Our lots are level and sized appropriately (between 2.5–5.62 acres) to accommodate development and are zoned under the I-BP land use for highway commercial and light industrial use. As a result, the area has already emerged as a distribution and business hub, and is currently home to Westview Co-op Card lock, Mountainview Dodge and Techmation Electric and Controls among others. A dozen of our lots have already sold and are under development.

A Fully Serviced Development

With advanced infrastructure planning and innovative site design, Netook Crossing is a rare opportunity for commercial and light industrial businesses. Our lots are fully serviced including water, sewer, electric power and natural gas.

The sanitary collection system is fully installed, complete with service connections to each lot and a holding tank for trucked disposal to the Regional Water System.

The water distribution system is fully installed, complete with hydrants and service connections to each lot for the Regional Water System for the future. Interim water supply is available from water wells. Alberta Environment has approved the water license with availability of 325 gallons of water per acre per day for each lot.

Telephone, and high-speed internet services are also available. Other site services include paved roadways, storm sewers, street lighting and landscaping.

Netook Crossing has been developed in accordance with a Development and Subdivision Agreement between the developer and Mountain View County. Accordingly all services have been installed in accordance with Mountain View County Standards and Regulations. To preserve the quality of development and protect lot owner’s investment, all development within the Business Park must be completed in accordance with Mountain View County I-BP Business Park Zoning and Mountain View Business Park Architectural Design Guidelines.
